{"id":18841,"date":"2012-05-24T06:00:36","date_gmt":"2012-05-24T06:00:36","guid":{"rendered":"http:\/\/veredes.es\/blog\/?p=18841"},"modified":"2016-08-23T11:17:21","modified_gmt":"2016-08-23T09:17:21","slug":"edificio-de-oficinas-y-almacenes-quercus-ip-freirevincent","status":"publish","type":"post","link":"https:\/\/veredes.es\/blog\/edificio-de-oficinas-y-almacenes-quercus-ip-freirevincent\/","title":{"rendered":"<!--:es-->Edificio de oficinas y almacenes Quercus IP | Freire+Vincent<!--:--><!--:gl-->Edificio de oficinas e almac\u00e9ns Quercus IP | Freire+Vincent<!--:--><!--:en-->Office block and stores Quercus IP| Freire+Vincent<!--:-->"},"content":{"rendered":"<p><!--:es--><\/p>\n<p style=\"text-align: justify;\">En el pol\u00edgono de Costa Vella, en las proximidades de Santiago de Compostela, se nos dio la oportunidad de dise\u00f1ar un edificio de oficinas y almacenes, con car\u00e1cter representativo en una parcela cuyas dimensiones, limitaciones urban\u00edsticas y condiciones topogr\u00e1ficas deb\u00edan salvarse para dar cavidad a un programa ambicioso.<\/p>\n<p style=\"text-align: justify;\"><a href=\"http:\/\/veredes.es\/blog\/wp-content\/uploads\/2011\/12\/freire+vincent_2007_Quercus-IP_01.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-18842\" title=\"freire+vincent_2007_Quercus IP_01\" src=\"http:\/\/veredes.es\/blog\/wp-content\/uploads\/2011\/12\/freire+vincent_2007_Quercus-IP_01.jpg\" alt=\"\" width=\"620\" height=\"953\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">La soluci\u00f3n final planteada busca la disminuci\u00f3n del impacto visual del edificio, teniendo en cuenta tanto la particularidad geom\u00e9trica de la parcela como la topograf\u00eda de la misma, planteando tres vol\u00famenes sobre rasante, asentados sobre una base que se va adaptando a la topograf\u00eda existente, reproduciendo las curvas de nivel. El conjunto se completa con la urbanizaci\u00f3n interior, donde escalonamiento de muros, plataformas, rampas y paisajismo minimiza el impacto visual que podr\u00edan adquirir los s\u00f3tanos con tanto desnivel.<\/p>\n<p style=\"text-align: justify;\">Por una parte, la divisi\u00f3n en vol\u00famenes responde a la evoluci\u00f3n del programa para el cual inicialmente se planteaba una divisi\u00f3n clara de modalidades de alquiler con acceso \u00fanico. Por otra parte, sin recurrir a sistemas con alto grado de acristalamiento, se ha buscado maximizar la superficie de fachada para mejorar el aprovechamiento de la luz natural.<\/p>\n<p style=\"text-align: justify;\">Las plantas altas del edificio, con fachada tanto al acceso como a la circunvalaci\u00f3n se dedican a oficinas, as\u00ed como parte del primer semis\u00f3tano. Desde estas, se tiene una vista privilegiada sobre la ciudad y sus accesos, y al mismo tiempo, su posici\u00f3n les da un grado de representatividad elevado. En cuanto a las plantas inferiores, se dedican a espacio de almacenamiento representativo, y aparcamientos.<\/p>\n<p style=\"text-align: justify;\">En la fase de dise\u00f1o y construcci\u00f3n, se ha tenido especial cuidado en el confort de los futuros usuarios y el ahorro energ\u00e9tico. La envolvente se ha reforzado para disminuir al m\u00e1ximo las perdidas, y la estructura de hormig\u00f3n se mantiene a la vista en los techos para permitir el provecho de su inercia.<\/p>\n<p style=\"text-align: justify;\">Pese a ser tan solo un espacio contenedor, no se han minusvalorado los detalles de las zonas comunes que se han rematado, y sobre todo, se han dejado previstas las instalaciones que permiten una entrada inmediata de los usuarios. Para ello, se ha dise\u00f1ado una instalaci\u00f3n de producci\u00f3n de ACS, calor y fr\u00edo con captaci\u00f3n geot\u00e9rmica vertical. Con este sistema, se favorece el ahorro energ\u00e9tico y al mismo tiempo se contribuye a mejorar el ambiente ya saturado por la circulaci\u00f3n y las industrias pr\u00f3ximas.<\/p>\n<div the proximities of Santiago de Compostela, there was given to us the opportunity to design an office block and stores, with representative character in a plot which dimensions, urban development limitations and topographic conditions had to be saved to give cavity to an ambitious program.<\/p>\n<p style=\"text-align: justify;\"><a href=\"http:\/\/veredes.es\/blog\/wp-content\/uploads\/2011\/12\/freire+vincent_2007_Quercus-IP_01.jpg\"><img loading=\"lazy\" decoding=\"async\" title=\"freire+vincent_2007_Quercus IP_01\" src=\"http:\/\/veredes.es\/blog\/wp-content\/uploads\/2011\/12\/freire+vincent_2007_Quercus-IP_01.jpg\" alt=\"\" width=\"620\" height=\"953\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">The final raised solution looks for the decrease of the visual impact of the building, having in it counts both the geometric particularity of the plot and the topography of the same one, raising three volumes on low, seated on a base that one is adapting to the existing topography, reproducing the level curves. The set is completed by the interior urbanization, where escalonamiento of walls, platforms, ramps and landscape painting it minimizes the visual impact that the basements might acquire with so much difference.<\/p>\n<p style=\"text-align: justify;\">On one hand, the division in volumes answers to the evolution of the program for which initially was appearing a clear division of modalities of rent with the only access. On the other hand, without resorting to systems with high degree of acristalamiento, one has sought to maximize the surface of front to improve the utilization of the natural light.<\/p>\n<p style=\"text-align: justify;\">The high plants of the building, with front both to the access and to the surrounding they devote themselves to offices, as well as part of the first semibasement. From these, there are had a sight favoured on the city and his accesses, and at the same time, his position gives them a degree of representation raised. As for the low plants, they devote themselves to space of representative storage, and parkings.<\/p>\n<p style=\"text-align: justify;\">In the phase of design and construction, special care has been had in the comfort of the future users and the energetic saving. volumes sobre rasante, asentados sobre unha base que se vai adaptando \u00e1 topograf\u00eda existente, reproducindo as curvas de nivel. O conxunto compl\u00e9tase coa urbanizaci\u00f3n interior, onde escalonamiento de muros, plataformas, rampas e paisajismo minimiza o impacto visual que poder\u00edan adquirir os s\u00f3tanos con tanto desnivel.<\/p>\n<p style=\"text-align: justify;\">Por unha banda, a divisi\u00f3n en volumes responde \u00e1 evoluci\u00f3n do programa para o cal inicialmente suscit\u00e1base unha divisi\u00f3n clara de modalidades de aluguer con acceso \u00fanico. Por outra banda, sen recorrer a sistemas con alto grado de acristalamiento, buscouse maximizar a superficie de fachada para mellorar o aprovechamiento da luz natural.<\/p>\n<p style=\"text-align: justify;\">As plantas altas do edificio, con fachada tanto ao acceso como \u00e1 circunvalaci\u00f3n ded\u00edcanse a oficinas, as\u00ed como parte do primeiro semis\u00f3tano. Desde estas, tense unha vista privilexiada sobre a cidade e os seus accesos, e ao mesmo tempo, a s\u00faa posici\u00f3n d\u00e1lles un grado de representatividad elevado. En canto \u00e1s plantas inferiores, ded\u00edcanse a espazo de almacenamiento representativo, e aparcamientos.<\/p>\n<p style=\"text-align: justify;\">Na fase de dese\u00f1o e construci\u00f3n, se ha ter especial coidado no confort dos futuros usuarios e o aforro energ\u00e9tico. A envolvente reforzouse para diminu\u00edr ao m\u00e1ximo as perdidas, e a estrutura de hormig\u00f3n mantense \u00e1 vista nos teitos para permitir o provecho do seu inercia.<\/p>\n<p style=\"text-align: justify;\">Pese a ser tan s\u00f3 un espazo contenedor, non se han minusvalorado os detalles das zonas com\u00fans que se remataron, e sobre todo, deix\u00e1ronse previstas as instalaci\u00f3ns que permiten unha entrada inmediata dos usuarios.
